Eviction Notice to Quit

Issuing an Eviction Notice to Quit is a legal requirement that informs the tenant of your intention to evict and offers the opportunity to either remedy the violation or leave the premises voluntarily.

If the tenant does not respond before the deadline as stipulated, only then will you file a lawsuit to evict the tenant and the eviction process will begin.

For some violations the tenant may be given the option to remedy within a specified time, e.g. pay outstanding rent owed or move a pet out that is kept in violation of the rental agreement.

For other violations, such as the tenant engaging in criminal activities or being a danger to others, there may not be any other option given but to vacate the premises.

When using our eviction form below, be as specific and detailed as possible when citing your reason for evicting the tenant. If possible, quote the relevant clause in the lease agreement and the date or dates when the tenant was in breach.

If possible, get the tenant to sign as proof of receipt.
